Top New Manhattan Developments to Watch in 2026

Seven Manhattan condo developments are defining 2026's new construction pipeline — from a seven-unit Passive House in Tribeca to a 137-unit boutique tower in Murray Hill. Together they span the island: Tribeca, NoMad, Murray Hill, West Chelsea, Lenox Hill, and the Upper West Side. Here's what's actually being built, who's behind it, and where each stands in its sales and construction timeline.

14 White Street — Tribeca's Smallest, Most Deliberate New Building

At just seven stories and seven residences, 14 White Street is the opposite of the glass-tower developments defining much of Manhattan's current pipeline. Developer NAVA partnered with DXA Studio on the exterior concept and KURV Architecture as architect of record to wrap the building in acid-etched, CNC-fabricated bronze panels — a modern reading of the cast-iron facades that define the surrounding Tribeca East Historic District. Units range from 1,200-square-foot two-bedrooms to 4,000-square-foot four-bedroom layouts, with a top-floor penthouse featuring private outdoor space. It's also one of the first true Passive House condominiums in downtown Manhattan, engineered to ultra-efficient sustainability standards rather than just marketed with the label. Completion is planned for 2026.

95 Madison Residences — A 1912 Landmark Reborn in NoMad

This one isn't new construction so much as a meticulous rebirth: 95 Madison Avenue, the landmarked 1912 Emmet Building, is being converted into 65 condominium residences by Sunlight Development and NuVerse Advisors, with architecture by FXCollaborative and interiors by Paris Forino. Pricing spans a wide range — one-bedrooms from roughly $1.5 million to just under $2 million, up through three- and four-bedroom units reaching $6.4 million-plus — reflecting the building's mix of unit sizes across its 17 residential floors. Amenities include a fitness center, spa, yoga studio, residents' lounge, and formal dining room. Sales are actively underway, with delivery targeted for spring 2026.

101 Franklin Street — Tribeca Condos Inside an Office Conversion

Also known as 250 Church Street, this project is adding four floors to an existing 17-story building, bringing it to 21 stories and 72 condominium units in two- to five-bedroom layouts. The team includes Skylight Real Estate Partners, Cannon Hill Capital Partners, and TPG as developers, Steven Harris Architects on the exterior concept, Hill West Architects as architect of record, and Rees Roberts + Partners on interiors. The building includes 2,654 square feet of retail space and 15 enclosed parking spots, with Corcoran Sunshine Marketing Group handling sales. A completion date hasn't been announced yet.

The Morgan — Murray Hill's New Boutique Anchor

At 137 residences across 18 stories, The Morgan is the largest of this group, developed by Continuum Company and Aksoy Holding with architecture by INC Architecture & Design and SLCE Architects as architect of record. Units range from studios to three-bedrooms, plus a handful of duplexes and five penthouses, with some homes featuring ceilings over 13 feet and white oak flooring throughout. The amenity program — designed by Paul Duesing Partners and anchored by a private landscaped courtyard — is built to feel more like a members' club than a typical new development amenity floor. Pricing starts at $975,000 for studios and runs to just under $4 million for three-bedrooms. Sales launched this spring through Corcoran New Development, with completion targeted for early 2027.

550 West 21st Street — West Chelsea's Last Waterfront Parcel

Developer Victor Sigoura of Legion Investment Group called this site "the last major waterfront development parcel in West Chelsea" — and the location backs that up, sitting directly at the Hudson River Greenway across from Chelsea Piers. Designed by Thomas Juul Hansen, the 23-story tower will yield 83 condominium units across roughly 220,000 square feet, developed alongside AVRS Partners LP. Corcoran Sunshine Marketing Group is handling sales, which are expected to launch later this year, with construction already topped out and completion slated for mid-2027.

260 East 72nd Street — A New Landmark on the Upper East Side

Sky Equity Group's first Manhattan condominium, 260 East 72nd Street (also addressed as 1357 Second Avenue), reached its full 20-story height this summer. Designed inside and out by Peter Pennoyer Architects — known for historically inspired residential design — the building will offer 60 two- to five-bedroom residences along with 3,200 square feet of ground-floor retail and an adjacent 10-story annex. Douglas Elliman Development Marketing is handling sales, expected to launch this fall, with completion targeted for summer 2027.

200 West 88th Street — RAMSA's First All-Electric Building

Designed inside and out by Robert A.M. Stern Architects on the site of the former Mermaid Inn, 200 West 88th Street is notable for a distinction beyond its design pedigree: it's slated to be RAMSA's first fully all-electric residential building in New York City. The 18-story tower will yield 36 to 37 condominium residences in three- to five-bedroom layouts, most with private outdoor space, entered through a private porte-cochere and gated motor court — a rare feature on the Upper West Side. Brown Harris Stevens Development Marketing launched sales in February 2026, with completion expected in spring 2027.

Why These Seven Buildings Matter for Buyers Right Now

Each of these developments represents a different entry point into Manhattan's new construction market: 14 White Street and 101 Franklin for boutique downtown scarcity, 95 Madison for landmark conversion character at a range of price points, The Morgan and 260 East 72nd for larger-scale full-amenity buildings still early in their sales cycle, and 550 West 21st and 200 West 88th for buyers targeting specific neighborhoods — West Chelsea waterfront and Upper West Side family-sized layouts, respectively. Buying early in a building's sales cycle, before a project sells down, is often when sponsors have the most room to negotiate — our guide on buyer representation in new construction covers how to approach that conversation.

Frequently Asked Questions

  1. Which of these new Manhattan developments has units available now? 95 Madison Residences and The Morgan currently have active listings and sales underway. 260 East 72nd Street and 550 West 21st Street are expected to launch sales later in 2026, while 14 White Street, 101 Franklin Street, and 200 West 88th Street are further along in construction with sales in progress or recently launched.
  2. What's the price range across these new developments? It varies widely by building and unit size. The Morgan starts at $975,000 for studios, while 95 Madison ranges from roughly $1.5 million for one-bedrooms to over $6.4 million for larger units. Pricing hasn't been publicly released yet for 14 White Street, 101 Franklin Street, or 550 West 21st Street.
  3. Which building is the most exclusive by unit count? 14 White Street, with only seven residences total, making it one of the smallest new condo developments currently under construction in Manhattan.
  4. Do any of these buildings have a specific sustainability focus? Yes — 14 White Street is one of the first true Passive House condominiums in downtown Manhattan, and 200 West 88th Street is set to be Robert A.M. Stern Architects' first fully all-electric residential building in New York City.
  5. Should I use a buyer's agent when purchasing in one of these new developments? Yes — sponsor sales teams represent the developer, not you, and terms like closing cost allocation and pricing are often more negotiable earlier in a building's sales cycle. Independent buyer representation typically costs nothing extra, since commission is usually paid from the sponsor's marketing budget.
